I want to buy a poultry farm, but i need help with a down payment. Can any one tell me where i can get help?

I want to buy a poultry farm, but i have to come up with a 20% down payment, which is a lot when you have zero in your bank account. Has anyone got a loan for a business with a zero down payment, or a place that helps with down payments. Any help would be greatly appreciated.
